PSPF TO CONSTRUCT 180 FLATS IN MBABANE

MBABANE – The Public Service Pensions Fund (PSPF) intends to construct a residential estate with 180 units.


The proposed development is located on portion 947 of farm two, measuring approximately 49 932 square metres. It is located 0.5 kilometres from the Central Business District (CBD) and can be accessed from an unnamed road via MR19 and connects to MR3.


Surrounding properties include low residential land use (west), high residential developments (south east) and private residential building (east).
The development, whose cost is yet to be verified, will consist of 180 units and open space of 1.754 square metres at the property which remains largely undeveloped and disturbed due to historical landfill practices in the 1980s.

In the Environmental Impact Assessment collated by Steve Hall Development Consultants, it was explained that the main objective of the project would be to establish a development to contribute to the growth of the city and meet the demand for accommodation within the city boundaries.
It was explained that the residential estate would provide a socio economic benefit to the surrounding landowners and surrounding properties owners to remove the landfill material – a source and sink contaminants.


“The unlined historical landfill has produced and will continue to produce leachate that will move downstream, should the material not be removed.
“The landfill was established prior to vigilant environmental enforcement,” the consultant explained.
It was disclosed that the proposed date for commencement of construction ought to have been June 2018 for the relocation of the electrical power line and removal of landfill material.


The construction phase was projected to take 18 to 24 months with a maximum of 300 labourers during the construction phase peak.
