Times Of Swaziland: DEVELOPMENT OF 33 TOWN-HOUSES ON THE CARDS DEVELOPMENT OF 33 TOWN-HOUSES ON THE CARDS ================================================================================ BY PHEPHILE MOTAU on 05/09/2018 05:14:00 MBABANE – A development of 33 townhouses in one of the affluent suburbs of Mbabane is on the cards. Zanele Mavimbela, the owner of Portion 21 of Farm 188, Dalriach has made an application to the Municipal Council of Mbabane for a Planned Unit Development (PUD) and Rezoning of the abovementioned farm. The purpose of the application is to change the zoning from high density residential to a PUD in order to develop the property as a residential mixed use development. The application has been made through VIP Property Planning Consultants. The detailed vision of the property includes 33 units in the estate. According to the application, 23 of the 33 units will be two bedroom rental units demarcated by a boundary wall from the rest of the units, and nine units will be three bedrooms with the remaining unit being a four bedroom unit. The development will also include a clubhouse with a small gym, small coffee shop and a swimming pool. There will also be a preschool and a day care. The property which measures 1.0564 hectares is currently vacant with no structures on it. However, is has a cluster of short grasslands with forest patches and rock outcrop which will be cleared in due time, according to the application. The application further states that the property is a fairly good place with potential for development. The location is said to give the property a competitive advantage since it is located in close proximity to a transport network. “It is the intention of the applicant to develop property with upmarket residential townhouses, a day-care, recreational facilities and a club house,” the application reads. The application further states that the proposed development was well located, as it was in close proximity to other residential areas within the city and as such would eliminated the need for young children to travel long distances to reach school premises. “The proposed development will encourage a strong sense of belonging and a more efficient use of land while planning for the anticipated growth of the city’s population. Furthermore, residents will be encouraged to improve their health through looking forward to taking walks to the proposed refreshment and working out in the gym,” the application states. The application further states that the client had further confirmed that green spaces would be preserved and availed, for the leisure and benefit of the children that would be experiencing the proposed mixed use development. It was further stated that parking space would be sufficiently provided for within the property for the anticipated development in accordance with the parking requirements as stated by the Mbabane Town Planning Scheme of 2016. In conclusion, it was said that upon approval of the rezoning application, all required building design applications and detailed infrastructure/engineering designs would be submitted to council for approval.
